For Maharashtra’s affluent homebuyers, the new benchmark of luxury is no longer how much space one owns, but where that space is located. Increasingly, high-net-worth individuals (HNWIs), entrepreneurs, business leaders, and next-generation wealth creators across Mumbai, Pune, Nashik, Nagpur and other emerging premium corridors, are gravitating toward what industry experts increasingly describe as ‘power addresses’.

India’s growing wealth landscape is fundamentally reshaping luxury housing demand. The country has consistently featured among the world’s strongest-performing luxury residential markets. However, unlike in the past, when luxury residences were viewed largely through the lens of aspiration, contemporary buyers have adopted a more practical perspective. Established luxury neighbourhoods have finite land availability, which creates a natural pricing advantage. This enables prime locations to maintain stronger demand and demonstrate greater resilience during market slowdowns.

Maharashtra’s premium corridors lead the race

Maharashtra continues to be India’s largest and most dynamic real estate market, with premium housing emerging as one of its strongest-performing segments. Official registration data from the Inspector General of Registration (IGR), Maharashtra, has consistently reflected robust property transactions in Mumbai, with rising average ticket sizes indicating sustained demand among affluent buyers. Market reports by Knight Frank India, ANAROCK, and PropEquity point to increasing launches in the premium housing segment, healthy absorption levels, and consistent price appreciation across established micro-markets. Neighbourhoods such as BKC, Bandra, Worli, Lower Parel, Powai and Khar in Mumbai, alongside Koregaon Park, Kalyani Nagar, Baner, Balewadi High Street and Senapati Bapat Road in Pune, have emerged as enduring wealth corridors where demand continues to outpace the availability of quality developments.

Large-scale public investments, including the Mumbai Coastal Road, Mumbai Metro expansion, the Mumbai Trans Harbour Link (Atal Setu), Pune Metro, the Samruddhi Mahamarg, Navi Mumbai International Airport, and several multimodal transport initiatives, are playing an integral role in reshaping the state’s urban landscape. These projects are dramatically improving accessibility, reducing travel times and enhancing the attractiveness of premium residential corridors. Global urban development research, including studies by McKinsey & Company, has consistently demonstrated the relationship between infrastructure investment and rising property values. Better connectivity not only improves quality of life but also attracts commercial activity, employment opportunities and sustained residential demand.

Carriers of legacy

Beyond financial returns, the emotional and symbolic value of a prestigious address is equally compelling. For an affluent buyer, a power address communicates permanence. It reflects achievement, credibility and a sense of belonging within a well-established community. Much like Mayfair in London, Manhattan’s Upper East Side, or Marina Bay in Singapore, Maharashtra’s most prestigious residential neighbourhoods possess an identity that extends beyond their physical boundaries.
