How does the Suraksha Smart City project align with the objectives of the Pradhan Mantri Awas Yojana (Urban), and what benefits can first-time homebuyers’ avail under this scheme?

There is a gap between aspirational and affordable homes in the Mumbai Metropolitan Region (MMR) and this has made owning a home increasingly difficult for the Economically Weaker Section (EWS) due to rising property prices. The residences at Suraksha Smart City start at an entry-level price of just Rs. 22.50 lakhs, providing homebuyers with a township lifestyle and advanced construction technology. Under the PMAY scheme, we are offering first-time buyers the benefit of a direct government subsidy of Rs. 2,50,000 and stamp duty at just Rs. 1,000, has further brought homeownership within reach of EWS homebuyers.

What is the vision behind Suraksha Smart City, and how does the Public-Private Partnership (PPP) model under PMAY contribute to making this project a reality?

Suraksha Smart City has been designed keeping in mind the need for efficient use of space, ensuring a perfect balance between functionality and comfort. Our vision is ensuring modern living at an affordable price. We want to make homeownership accessible to a larger segment of the population. It is a well-planned integrated township spread across 362 acres and just a short walk from Vasai railway station. Suraksha Smart City features state-of-the-art precast technology and houses one of Asia’s largest captive precast factories, spanning 16 acres. The use of this modern technology has made it easier to meet construction timelines and ensure superior quality. The Vasai township is self-contained and has essential infrastructure such as schools, colleges, hospitals, playgrounds, markets, and community centres, offering a comprehensive living experience within. The Public-Private Partnership (PPP) model under PMAY plays a crucial role in making the Suraksha vision a reality. By enabling collaboration between the government and private sector, this model has made affordable housing more accessible through subsidies. It has also facilitated development on a larger-scale with modern amenities and necessary infrastructure, all making sure that Suraksha Smart City turns into a modern, future-ready urban space.

Can you provide details about the number of housing units in Suraksha Smart City, their configurations, and how the project meets the needs of PMAY beneficiaries?

Suraksha Smart City has the potential to develop approximately 76,000 homes across 362 acres. Under PMAY Phase 1, we are offering over 6,000 affordable 1BHK units to beneficiaries. These homes are being constructed in line with PMAY guidelines, ensuring affordability, accessibility, and sustainability from the outset. The goal is to provide quality housing solutions to homebuyers seeking reliable and well-planned residential options.

Vasai is gaining traction among first-time homebuyers and investors. What are the key factors driving this trend, and how does Suraksha Smart City leverage Vasai’s growth potential?

A strategic location, ongoing infrastructure development, and comparatively lower property prices than other metropolitan areas are what drive Vasai’s growing appeal among first-time homebuyers and investors. The area under the Vasai-Virar Municipal Corporation (VVCMC), is well-served by the Mumbai suburban railway network’s central and western lines, with stations such as Vasai Road, Virar, Nallasopara, and Naigaon offering good connectivity. Additionally, municipal and state transport services provide regular transit options within the region and to key locations like Thane. Improved accessibility is set to boost Vasai’s economic potential as infrastructure advancements take shape. Major projects like the Virar-Alibaug corridor will enhance connectivity to industrial and commercial hubs, including the upcoming Navi Mumbai International Airport and Nhava Sheva Port. The Vasai-Diva-Panvel railway line extension and the Bhayander-Vasai Sea Link will similarly ease suburban commuting and streamline logistics, while the bullet train between Mumbai and Ahmedabad will make regional accessibility better.
