My years in the oil trading business taught me discipline, precision, and the value of long-term relationships. In trading, every decision impacts your credibility and that sense of responsibility and accountability stayed with me when I entered real estate.
For me, real estate isn’t just about land or profit; it’s about people. The same principles that guided my earlier business transparency, fairness, and reliability continue to shape how we build homes today. It’s this mix of business discipline and a people-first approach that defines Deraiya Group’s way of working.
3. Kurla is being called the next growth corridor in Mumbai. What makes it such a strong focus for your projects?
Kurla represents Mumbai’s new pulse; it’s one of the few locations that offers effortless connectivity to every major part of the city. Its central position keeps business hubs, residential zones, and lifestyle destinations all within easy reach.
With improving infrastructure and upcoming metro links, Kurla’s accessibility is only getting stronger. What was once seen as a transit point is now emerging as a well-connected lifestyle hub.
We saw this shift early and designed our projects to match modern, efficient homes for people who value both convenience and quality living in the heart of Mumbai.
4. What’s your long-term vision for Deraiya Group in Mumbai’s real estate story?
Our vision is clear to redefine what premium living means in Mumbai’s evolving neighborhoods. We want Deraiya Group to be synonymous with trust, timely delivery, and thoughtful design.Over the next decade, our focus will remain on redevelopment and joint ventures across central Mumbai particularly SRA projects, society redevelopment, and ceasing redevelopment. We have both the experience and capability to execute projects under various regulations of DCPR 2034.

5. You entered real estate at a time when the market was evolving. What changes have you personally witnessed in the last decade?
The last decade has completely changed how people buy and experience homes. Earlier, real estate was developer-driven; today, it’s buyer-led.
Homebuyers are more informed, design-conscious, and value trust and transparency above all. With easier financing and digital accessibility, ownership has become more inclusive, shifting demand from investors to real families, and in turn, making developers more accountable.
Design expectations too have evolved smart layouts, natural light, and sustainable features are now essentials. Compact no longer means compromise; it means intelligent, future-ready living. At Deraiya Group, we’ve embraced this shift by designing efficient, connected homes that mirror the modern urban lifestyle.
6. The real estate market and economy are going through dynamic changes. How do you view the current scenario for Mumbai’s real estate?
We’re in a very interesting and positive phase, one defined by stability, confidence, and evolution. After years of fluctuation, the market today is more balanced and clearly buyer-led. Homebuyers are informed, design-aware, and guided by long-term thinking rather than speculation.
Government initiatives like affordable housing schemes have made ownership more accessible, while the regulatory framework under RERA have brought in much-needed transparency and accountability. This has enhanced efficiency for both buyers and developers, strengthening overall trust in the system.
Mumbai’s real estate has, in many ways, become an extension of the city’s economy, resilient, adaptive, and constantly evolving. The redevelopment momentum in areas like Dadar and central Mumbai is reshaping urban living and defining the next wave of growth.
