Paranjape Schemes’ Athena – Bandra Records Over 90% Sales as Project Nears Completion

Residential demand continues in the BKC–Bandra East corridor as Athena approaches final stages of delivery

Athena – BKC, a residential development by Paranjape Schemes Construction Limited, is seeing strong market traction as the project moves towards completion. Located near Bandra Kurla Complex (BKC), the development reflects the growing residential momentum in Bandra as the area continues to evolve into a major urban hub supported by expanding infrastructure and proximity to key employment centres.

Planned in response to the changing expectations of urban homebuyers, Athena brings together location advantage, commuter convenience and disciplined project execution. Developments in this corridor are increasingly shaped by buyer demand for homes that combine shorter commute times with reliable construction progress , BKC advantages and clearly defined delivery timelines.

Commenting on the development, Amit Paranjape, Director – Business Development, Paranjape Schemes Construction Private Limited, said: “The overwhelming response to the project, with more than 90% of the inventory already sold within a short span, underlines the sustained demand for premium residences in Bandra one of Mumbai’s most established and sought-after residential hubs. Developments that offer immediate access to Bandra Kurla Complex while remaining seamlessly connected to the western suburbs and South Mumbai through key corridors such as the Western Express Highway y, upcoming New High Court and underground metro infrastructure naturally command strong buyer and investor interest.

In the current environment, investors are not only carefully choosing homes for end use but also evaluating them as long-term assets for future growth and stability. Premium real estate in well-connected hubs like Bandra offers the dual advantage of lifestyle value and consistent capital appreciation. With limited land availability and sustained demand from professionals and business owners, such locations continue to demonstrate resilience across market cycles”

Athena comprises 215 residences across 1BHK, 2BHK and 3BHK configurations. According to project data, 197 units have already been sold, leaving 18 residences currently available in the development. Configuration-wise, the project has recorded full absorption in the 1BHK segment, with all 26 units sold. In the 2BHK category, 155 out of 160 units have been sold, leaving five residences available, while 16 of the 29 larger 3BHK homes have been sold, with 13 units currently remaining.

The project is strategically located at the junction of the New BKC Link Road and the Western Express Highway, placing it within immediate reach of one of Mumbai’s most important commercial corridors – BKC. Over the past decade, the surrounding micro-market has seen increasing residential interest as professionals working in BKC look for housing options that offer shorter commute times while remaining connected to other parts of the city.

Athena’s location also benefits from upcoming infrastructure developments. The underground Aqualine Metro station is located within walking distance of the development, further strengthening last-mile connectivity for daily commuters. In addition, the project lies close to the site of the proposed new High Court complex in the BKC precinct, which is expected to further reinforce the importance of the surrounding urban corridor.

The development has been designed with curated lifestyle amenities including a rooftop swimming pool and shared community spaces, catering to urban professionals and families seeking proximity to major employment hubs. Construction at Athena has progressed steadily and the project is expected to be completed within the next four months, with possession targeted for June 2026.

Athena reflects the development philosophy of Paranjape Schemes Construction Limited’s P-Factor framework, which focuses on maintaining construction quality while ensuring speed of execution, sensible pricing and projects located in infrastructure-driven corridors capable of sustaining long-term residential value.
